Mendlesham

New Hall was appointed by GR Warehousing Ltd to promote this 4.4 acre site in 2010. Mid Suffolk Disctrict Council initially resisted the proposed residential development of the grounds of the site’s location outside the settlement boundary of Mendlesham and loss of the employment use.

New Hall underook an extensive review of Mid Suffolk’s Five-year housing land supply in order to provide evidence that the site was required to meet housing needs. We also worked closely with Mendlesham Parish Council who included the site within their Neighbourhood Plan.

The site was subject to a number of constraints including its close proximity to a Grade II* listed farmhouse. Working with our heritage team we worked with Historic England and the council’s conservation officers that the site could be developed without causing any significant harm to the historic asset. We obtained planning permission for 56 houses in 2015.

The planning permission provided 10% of the dwellings for affordable housing against Mid Suffolk’s policy requirement of 35%. This level of affordable housing was established following an extensive viability review undertaken by New Hall and the Council’s viability consultants.

The sale was handled by New Hall and the site was sold to Lovell Homes in 2016.
