New Hall Properties has project managed and invested in a variety of development opportunities including residential development in Birmingham, student housing in london and retail development in Watford and Newquay.

Swallow Court

Location: Millfields Road, Hackney

Working with joint venture partners the site was acquired with the benefit of planning permission for student accommodation. The proposed building initially contained 35 studio flats, a guest flat, a common room, laundry and a store. A planning application was submitted for various amendments to the existing scheme including alterations and reconfiguration of the basement, increase to the footprint of the building at ground to 4th floor, relocation of integral bin store with access to Pedro Street, relocation of entrance to Pedro Street, re-configuration of internal layout to omit the communal lounge and guest accommodation to provide 6 additional units of student accommodation.

The revised scheme was granted Planning Permission on 30th August 2012, construction commenced in 2014 and the building was completed in 2015.

Swallow House is fully let.

The Met Quarter

Location: Watford, Hertfordshire

The Met Quarter was identified and assembled by New Hall Properties for redevelopment into a new restaurant hub in Watford with residential accommodation above. The site was in four different ownerships comprising retail units, warehousing and a public car park and was located within Watford`s Conservation Area. The new scheme was built providing 7 new restaurants units and 24 contemporary apartments. The site was then fully let to major PLC restaurant chains and the investment was then sold to a local authority pension fund in 2012.

From the moment a landowner enters into a promotion agreement with New Hall all fees associated with the sites promotion are paid by us. If we are successful, then we take our return when the site is sold with the benefit of planning permission to the highest bidding housebuilder.

Project

The Ark

Location: Newquay, Cornwall

The site was identified and assembled by New Hall Properties for redevelopment into a new restaurant quarter for Newquay.

The centrally located site was formerly the town`s bus station. The site was redeveloped to provide stunning contemporary A3 Use Class accommodation with outside seating overlooking one of the town`s beaches.

The investment was broken up into individual units and sold to private funds.

Northwood Street

Location: 50-60 Northwood Street, Birmingham

This site was acquired by New Hall on an unconditional basis. Planning permission was obtained within 6 months of acquiring the site for 40 one and two bedroom flats.

The site was then sold to a national house builder.
